This home in Sussex County Delaware is well over 100 years old, as are many homes in the historical towns in lower Delaware. It is a wonderful home above ground and the owners have even been making improvements over the years. When they finished installing the geothermal heating lines, they went down to inspect the work and saw a wet and smelly cellar. This lead them to add the crawlspace and cellar as the next repair on their list. Both husband and wife had been annoyed with the springy floors in the living room and new that something had to be out of the ordinary down there. Once they saw the inspector's photos and solutions, they were excited to get the floors fixed properly. Several SmartJacks were installed to replace the old concrete pillars, many of which had completely fallen over. SmartJacks are sturdy and adjustable, just in case they need a little tweaking in the future.

This homeowner's sidewalk was dangerous and hard to navigate. When dealing with settling of this nature, the typical response is to either rip up the concrete and replace or to use mud jacking to raise the slab. Ripping up the concrete and be costly and can still have settling down the road. As well it takes time for the concrete to cure and the pathway wouldn't be passable for some time. This is a huge inconvenience for the homeowner. Mud jacking is an old approach to leveling concrete that that is not always reliable and causing a huge mess and clean up. This involves drilling a hole into the concrete and pouring more concrete under the slab.
Rather then using these two approaches, the homeowners chose to use PolyLevel. This is an innovative way for DryZone to lift and level the concrete. Using a 2 part compound, we drill a small, dime sized holes in to the concrete, inject the PolyLevel compound and slowly raise the slab to the desired level. This takes a matter of minutes and is ready for traffic within 15 minutes of curing. Josh Richmond our PolyLevel foreman was able to successfully raise the slabs and create a safe walking area for the homeowners.
PolyLevel injection has so many uses. Similar would be the application used to raise 300 feet of busy Route 1 highway near Middletown and Dover.
When the homeowner of this porch in Ocean View bought their home they noticed the home had a very dangerous tripping hazard. The concrete slab making the front porch of the home dropped just over 1 inch. When the current homeowner talked with the pervious homeowner he said that the slab sank just about a year after it was constructed. In the three years since the current homeowner has had the property, he didn’t notice it sinking it anymore. However, he was still worried about it being a tripping hazard. DryZone’s recommendation is to inject PolyLevel foam under the slab to lift and raise. This will create a long term solution the homeowners problem without ripping up the slab and relaying the concrete. The results are amazing, and now no more worrying about guest tripping over the lip in the porch.

This homeowner was looking for a solution to their damp, dark basement. We suggested BrightWall because of the many benefits. Typically in homes we see basements that are painted. The thought is that this would keep the water from enter the space. But all it does is make the paint chip. Adding BrightWall to your basement will guarantee that it won’t come off like paints and sealants. It also directs the water into your WaterGuard or DryTrack System. This creates a clean, dry, space for your basement. Not to mention that the white color of the 3x8 plastic paneling will help to brighten the space, creating an inviting environment. The perfect solution for this homeowner.
The homeowners of this basement in Dagsboro expereinced water in their basement each time it rained. The had to wait until their small sump pump was able to pump out the nearly 3-4 inches of water. Leaving them with a musty basement smell and a huge headache.
Enough was enough, and they made the call to DryZone. After the inspection we suggested long term fixes to address and control the water. First, we needed to install WaterGuard. This will allow the water that is entering the basement to find its way to the sump pump without entering in to the basement and onto the floor.
The next step was to install a new SuperSump. A SuperSump includes a powerful Zoeller â…“ horsepower cast-iron sump pump, capable of pumping 2,220 gallons of water per hour at an 8-foot head out of the basement.

This crawl space was in rough shape. Standing water caused a humidity issue that was impacting the home in several ways. The most obvious effect of the water and high humidity was the drooping and degraded insulation which had to be removed. Even more disturbing was the growth of mold along the floor joists. We also noticed within the sump crock there was a corrugated pipe that was being used as a drain system. Because of this, we connected our hydro link to the existing dump pump. The original discharge line was connected to the sewer line, the homeowner had a plumber disconnect that so we could run the line outside and away from the home.
This homeowner reached out to us with concerns about the stability of his floors. It had gotten so bad that some of the doors and windows in his home are not working. Our team went out to take a look and recommended the installation of smartjack supports (up to 5ft tall) and smartjack XT supports (up to 8-12 ft high) to support the floor joist system above. These smartjacks will lift the foundation and ensure that it is level permanently.
This homeowner reached out to us to come take a look at their crawlspace and sump pump as it has been a while since the area was inspected. After taking a look at the area and the old sump pump, we determined a few things could be done in order to keep the area clean, dry and healthy. To start, we are replacing their current sump pump with one of our super sumps and ultra sump. We will also be installing a new discharge line that will run through the crawl space. Lastly, we are also installing a hydro link in the crawl space with a drop down duct to run into the sump pump.
This homeowner gave us a call because they had some concerns with the structural integrity of their home. They are looking to move into this home full time and want to ensure all structural issues are addressed. Pilot town engineering also came out to take a look per the request of the homeowner and provide their recommendations.
While we were taking a look, we noticed the crawlspace was encapsulated by another company. We also noticed water stains on their product which we brought to the homeowners attention. While looking at the structure of the area, we noticed most of the piers were separated from the girder, pilot town recommended the installation of metal shims. Some of the piers look to be leaning, so we will need to correct those as well.
Ultimately, we installed our smartjacks support system, a supplemental beam/girder and floor joists to correct the structure issues. To address the water issues, we installed a smartsump system, ice guard to prevent floods from clogged or frozen discharge lines, lawnscape at the end of the discharge line and cleanspace with drainage matting to encapsulate the area.
This homeowner reached out to us because they were worried about high humidity and mold causing issues. We went out and added a sanidry sedona to ensure that the area stay healthy and free of mold and humidity.
This homeowner gave us a call because they noticed the basement wall has cracks in various spots with active water flow. They were taking a look throughout the basement because they were in the early stages of planning to finish the basement. They did not want to get any further before correcting the water issue first.
Our team went out to take a look and recommended using Flexispan to fill and seal the cracks as well as adding our cleanspace wall system to the previously installed waterguard. All of these products will ensure that the homeowner can move onto finishing their basement with no worries of water entering the space again.
This homeowner reached out to us with heavy concern for their rental property. Their main concern is with the stability of the flooring and the terrible mess in the crawlspace. We went out to take a look and after some conversation with the owner, we decided it would be best to complete the restoration of the home and crawlspace in two parts.
Part one would be removing all of the debris, batt insulation, and pump all over the water out of the crawlspace. Once done with this, we would move onto part two, which would include the installation of SmartJack supports, Rim Joist / Still Plate replacement, add supplemental / sister Floor Joist and add a replacement Girder.
After completion of the entire project, the owner will no longer have to worry about an unhealthy crawlspace and an unstable home for renters.
We received a call from this homeowner with some concern over a leak that is coming in from around their water pipe and a wall crack. Our team was able to go out and inspect the area to figure out how we can best help. After taking a look, we recommended using FlexiSpan to repair the area.
The first response to a cracked basement wall is often an application of patching mortar or masonry sealant. Unfortunately, this quick fix rarely works because of poor adhesion to the masonry or a slight movement along the crack that breaks the seal.
Instead of making several attempts to repair a foundation wall crack, why not make a single repair that will last? The FlexiSpan wall crack repair system will do the job right, so you won’t have to do it again.
We received a call from this homeowner with some heavy concerns regarding the floors in their home. They have noticed that they are dropping and sagging and need them to be fixed urgently. After our team was able to take a look, we determined that ALL of the girders need to be replaced. One of them was so bad that it seems about 80% of it is gone and rotted away.
Another thing we will be doing is replacing some of the joists as a few of them are rotted away, lastly, we are going to be fully encapsulating to assist with the wood moisture issue that has caused this damage.
A crawl space that's damp and dirty is more than just an eyesore. It causes health, safety, comfort and home resale problems. This happens because a damp, dirty crawl space creates a favorable environment for mold, mildew, wood rot, insects and animal pests. The installation of CleanSpace will ensure the area stays healthy and clean.
This homeowner reached out to us because they were wanting to have more natural light in their home and we had installed windows in their basement in the past. With a quick recommendation on adding another EverLast basement window, we were able to be in and out and complete the job they were looking for. The reason for the recommendation for the EverLast basement window is because a normal new window alone would not prevent window leakage.
This house was newly acquired by the homeowners who reached out to us to be proactive because their next door neighbors are all having flooding issues. Our team went out to take a look and recommended extending all down spouts so they are further away from the home and do not undermine any concrete.
This homeowner has noticed that every time after it rains, water pools up and stays in the crawlspace. They mentioned it has been going on for quite some time now and are finally fed up with it and want to have it fixed and resolved permanently.
Our team went out to scope out the crawlspace to see how we could help and recommended a handful of products that we could use to help solve their problem. Starting with a HydroLink drainage system, which allows water to flow and reach a SmartSump or TripleSafe sump pump system. There is a nylon sock that surrounds the pipe which adds an extra layer of filtration to prevent major clogging.
We also installed CleanSpace with draining matting, SaniDry Sedona, IceGuard, SilverGlo and discharge lines. All of which help in the aid of keeping the crawlspace a clean, dry and healthy area.
The homeowner noticed some water on the floor near and around their closet. Having water enter your home through walls is never a good thing so we made sure to inspect the area to ensure a permanent fix. After taking a look through a minor cut in the dry wall, we noticed the crack ran both north and south. Because of this, we had to cut out any drywall that was in the path.
Once all of the drywall was cut back, we used FlexiSpan to fill and seal the crack. FlexiSpan is a three-part process that begins with the application of a flexible sealant along the full length of the crack. Next, a strip of flexible and porous foam is installed over the crack.
Finally, an impermeable membrane is adhered to the wall on both sides of the foam strip. This fail-safe treatment allows any future seepage of water through the crack to move invisibly down the wall and into the basement’s perimeter drainage system.
The homeowner reached out to us because they were having water come into their basement during heavy rains. Their basement is already finished, so they want to have this issue fixed quickly to ensure there is no further damage.
We have done repair work for this homeowner in the past, so they knew they could reach out to us to get the job done. They noticed some wall cracks in their basement walls and want to have them repaired before there is any chance of water coming through and flooding the basement. We will use FlexiSpan to fill and seal all cracks to ensure the area stays clean and dry.
The homeowner found water coming into their finished basement. Once they opened up the wall, they found a leak that looked to have been fixed in the past but had failed. They also found a separate crack in another spot they are wanting to fix as well.
This homeowner found a few cracks in the unfinished portion of their basement behind the garage foundation wall. We used FlexiSpan to fill and seal the crack permanently, as well installed ice guard on their discharge line so water does not freeze in it.
This homeowner has a very expensive Geo-Thermal System under their home. It is currently not protected by any encapsulation system, which is why they reached out to us. We are going to be using our CleanSpace encapsulation system in order to protect the area.
It was also pointed out to us that there are 2 wooden posts that are holding up a beam. These posts are sitting on blocks which have sunken into the ground. We recommended removing that and replacing it with our Smart Jacks to ensure the stability and safety of the foundation.
This homeowner recently bought this home and knew they had to have a waterproof system added to ensure that no damage occurs in the future. They gave us a call to come out and take a look. We are going to put in a full waterproofing system to make sure no water damage can occur.
The homeowner noticed water coming through their wall and pulled back the insulation to take a look. Behind the insulation, they found a crack in the wall, so they gave us a call to come out and have a look.
We will be using FlexiSpan in order to fill and seal the crack.
The Homeowner has been doing renovations to their home and would like it encapsulated so the floors they just replaced will not have to be replaced again. We will be encapsulating the home but not encapsulating the addition because you cannot get under it.
The homeowner gave us a call because they know that their crawlspace is a mess and needs attention. It is so bad that their daughter cannot even stay there when she visits due to allergies. They even notice a smell coming up from the area which they want gone for good. They want to remedy this entire situation, so it is problem free for the remaining time they plan to live in the home.
This homeowner gave us a call because they needed a new sump pump installed with a brand-new discharge line to pump the water out of the home. We will also be installing IceGuard to ensure that there are no floods from a clogged or frozen line.
This homeowner reached out to us because they have been looking to encapsulate their crawlspace for quite some time now. They had us come take a look to see how we could help make the area clean and healthy moving forward. After first look, we noticed the old insulation was hanging and needed to be removed and a waterproofing system needed to be added.
Our team went in and removed all that old insulation and added our CleanSpace system along with a brand-new top of the line waterproof system. This system includes a SmartSump, IceGuard to prevent floods from clogged or frozen discharge line, LawnScape outlet at the end of the discharge line and a HydroLink perimeter drainage system.

Homeowners in Georgetown, DE were referred to DryZone by their friends. The homeowners were experiencing large amounts of water in their crawl space and expressed concerns about the well-being of their home. DryZone was happy to take on the job and got right to work. The water was immediately removed by pumping it out. The crew then worked diligently to remove all debris and insulation. Afterward, the DryZone team blocked the vents, installed a SmartSump pump, dug a small entrance well, and then installed the CleanSpace Technology. A SaniDry Sedona dehumidifier was paired with a condensate pump for reassurance that humidity levels would be controlled and kept within recommended levels. Lastly, the DryZone team added an Exterior Discharge pipe, LawnScape Outlet, IceGuard, and an Everlast Door to keep out outside elements. The homeowners were so pleased they called DryZone to help restore their crawl space.
