This home in Chestertown is located close to the Chester River. Known for being beautiful and pristine and also for the high moisture content in the soil. This older home was built with the open vent crawl space system with a dirt floor. Allowing the humid air to stay in the crawl space and moist air to rise from the ground. Over time this helps to create an environment for mold to grow and thrive and then causing the wood in the crawl space to rot. When you start to notice sagging floors then you know you already have problem. Eventually, the floors might even give way causing larger issues. The fix for this is to sister the joists or to replace with a new beam. Once we have added the new beam we will then support the new beam and the original floor with SmartJacks. Because they are not made of organic material mold will not break down the SmartJacks. The best protection that you can have against wood rot is to encapsulate your crawl space and then use a dehumidifier. This will ensure that mold will no longer grow in the crawl space.

A wet crawlspace caused some concern for this Rock Hall homeowner. However, after having a look underneath the home, some rotting floor piers seemed to cause significant sagging floors.
After installing some Smart Jacks to remedy the sagging floors, DryZone made sure to protect the home from further moisture damage by encapsulating. First, they sealed out the crawlspace with CleanSpace and installed a SaniDry Sedona to keep humidity low and protect the wooden floor joists. They completed the project by installing a SmartSump to quickly remove any water that comes in.
Signs of settling were appearing in this Chestertown home. With sinking floors and sticking doors, this homeowner was starting to be concerned for the integrity of the piers underneath her kitchen. After a thorough inspection from a DryZone Design Specialist, it was discovered that her piers were sinking into the ground and there was high moisture in the crawlspace causing the wood to be soft.
As a solution, DryZone installed SmartJacks and a support beam to level the floor above. To reduce the moisture in the air, the crawlspace and base of the SmartJacks were wrapped in CleanSpace. After placing a SaniDry Sedona dehumidifier, the crawlspace was protected from further moisture damage.
After calling multiple contractors to work on his home, this Rock Hall, MD homeowner said he wanted his home "done the right way by one company" Luckily, DryZone builds and empowers experts in crawl space encapsulation and foundation repair. These two things were exactly what this homeowner needed. High humidity under the home started to affect the strength of his floorboards. Noticing a couple of dips in his floor alerted him that something needed to be done.
DryZone noticed high levels of humidity on every surface of this crawl space. Even the wooden floorboard seemed to hold moisture like a sponge. Along with reducing the moisture and protecting the crawl space, the floor was stabilized by a SmartJack system.
Sagging floors can go unnoticed in a home. However, for this new homeowner, they noticed when they walked from room to room, there was a significant dip in the floors. DryZone installed a new wooden beam and supported it with steel SmartJacks to have a firm hold on the floor.
Garage floors take on a lot of weight if you park your garage in it daily. For some garage floors, the weight of a vehicle can be too much and the floor becomes weak enough to crack. For this Galena, MD homeowner, she noticed the cracks in her garage floor but did not see it as an issue. As time went by, she noticed not only did the cracks get larger but the floor started sinking in the corner of the garage. She knew she needed more than minor crack repair but did not want to have her whole garage redone. The concrete repair experts at DryZone came to see what could be done to help her protect her investment. PolyLevel floor injections were used to lift the corners of her garage to the original pour height. To protect the floor from sinking again, DryZone sealed the cracks with a waterproof sealant.
Basements have a reputation for being dark and damp. For this homeowner, he wanted to change the appearance and feel of his basement so it could be a functional space in his home. To seal the basement walls, DryZone installed BrightWall wall panels to not only brighten the space but to guide water into a perimeter drain. The perimeter drain collects and guides water to a nearby sump pump.
Sagging floors can be the result of high moisture in a crawl space or basement. Wood is a very porous natural substance that absorbs water, holding it like a sponge. When too much water is in the air, it continues absorbing it, becoming softer and softer. For this home, high moisture in the basement had weakened this floor and caused it to sag a significant amount. Heavy appliances and furniture above the basement put increased pressure on the floors. As they become weaker, the pressure becomes too much. If the proper steps are not taken, this floor can eventually fail. This homeowner needed a stronger system to support his floor and a dehumidifier to keep the humidity down in the basement, protecting the wooden floor joists. DryZone suggested a SmartJack to support the floors and a SaniDry XT dehumidifier to dehumidify the large basement.
