This homeowner's sidewalk was dangerous and hard to navigate. When dealing with settling of this nature, the typical response is to either rip up the concrete and replace or to use mud jacking to raise the slab. Ripping up the concrete and be costly and can still have settling down the road. As well it takes time for the concrete to cure and the pathway wouldn't be passable for some time. This is a huge inconvenience for the homeowner. Mud jacking is an old approach to leveling concrete that that is not always reliable and causing a huge mess and clean up. This involves drilling a hole into the concrete and pouring more concrete under the slab.
Rather then using these two approaches, the homeowners chose to use PolyLevel. This is an innovative way for DryZone to lift and level the concrete. Using a 2 part compound, we drill a small, dime sized holes in to the concrete, inject the PolyLevel compound and slowly raise the slab to the desired level. This takes a matter of minutes and is ready for traffic within 15 minutes of curing. Josh Richmond our PolyLevel foreman was able to successfully raise the slabs and create a safe walking area for the homeowners.
PolyLevel injection has so many uses. Similar would be the application used to raise 300 feet of busy Route 1 highway near Middletown and Dover.
The homeowners of this house noticed a crack in their foundation from the outside while they were planning to sell their home. Inside their home they had a finished basement with drywall on the walls. They had never noticed the crack inside their home before but after the inspection a large crack extending from the top of the foundation to the footer was revealed. Further inspection revealed that the side walk to the front door had settling as well.
A crack of this nature is typically caused by water intrusion and slab settling. Foundation are typically made of 3 parts. The footer, the floor and the wall. When there is water seepage and settling of the soil outside can cause the home and foundation to move. This is why you might see cracks inside your home or doors and windows that are hard to open and close. When you notice a crack it is important to get it repaired, the longer you wait the bigger the problem is going to be. Hiding the problem by patching over drywall cracks or tuck-pointing in bike or place are only band-aid fixes. There real problem still exists and hasn’t been solved. The cracks will re-apprear, more repairs will be made, and soon you will have a patch over a patch over a patch.
For this homeowner the fix was to install 6 push piers in the basement to put the house back into its original position. Push piers are made if steel and are driven deep into the soil to defrock or another stable soil layer. Push piers can ofter close cracks and improve the operation of doors and windows. This is a solution that will solve the problem once and for all and involves minimal disturbance from installation.
This home in Dover had a slab that was in need of lift. When a slab settles especially around the house. It can cause major problems for the homeowner. DryZone was approached by Manny Carrar concerning the Governor’s Mansion Guest House, also known as Hall House regarding a water leakage issue in the basement of the mansion. This home was built in 1790 and has been a historic figure in the capital of Delaware ever since. Through our previous government projects, the Hall House heard about our professional waterproofing work and decided to give us a call. We have worked with companies such as Paradise Grill, Assawoman Canal Bridge, Johnson Victrola Museum, and more. DryZone came out to the property to take a look at the problem and discovered there was more than one issue regarding the basement. Water leakage from the basement walls was not the only issue but we also found unleveled flooring throughout the basement. DryZone had to come up with a solution to dry the basement and keep the floor leveled while keeping the historic integrity of the Victorian mansion.
DryZone specializes in many products but the specific ones we used for this project was TrenchDrain, TripleSafe Sump Pump, and IceGuard. When deciding on which drainage system to use, DryZone chose TrenchDrain to maintain the historic integrity of the home. Also, the homeowner wanted a product that would not stick up out of the ground but instead stay at ground level. TrenchDrain goes into the floor and levels out with the rest of the ground while allowing water to flow straight into the drain. The TrenchDrain sits in a TrenchLock with little cups and balls that seal air from the ground. When water flows in, the balls float up and let the water down, and then reseat when it’s over. From there, the water will go into the pipes which flows through the TripeSump Pump. Lastly, the IceGuard was installed to the outside of the home for the water to flow out of the basement. The major benefit of the IceGuard is that water can only flow outside of the basement and cannot come back into the home.
DryZone is glad that Manny Carrar called us when he did because we were able to solve the problem with their basement immediately and effectively. Now downtown Dover has a safe Governor’s Mansion Guest House and water damage is no longer an issue.
