The homeowner reached out to us because they were having water come into their basement during heavy rains. Their basement is already finished, so they want to have this issue fixed quickly to ensure there is no further damage.

The homeowner noticed some water on the floor near and around their closet. Having water enter your home through walls is never a good thing so we made sure to inspect the area to ensure a permanent fix. After taking a look through a minor cut in the dry wall, we noticed the crack ran both north and south. Because of this, we had to cut out any drywall that was in the path.

 

Once all of the drywall was cut back, we used FlexiSpan to fill and seal the crack. FlexiSpan is a three-part process that begins with the application of a flexible sealant along the full length of the crack. Next, a strip of flexible and porous foam is installed over the crack.

 

Finally, an impermeable membrane is adhered to the wall on both sides of the foam strip. This fail-safe treatment allows any future seepage of water through the crack to move invisibly down the wall and into the basement’s perimeter drainage system.

I have inherited my family home in Harbeson Delaware and want to make some repairs. I figured the foundation is a good place to start. Its a double wide from the late 80s. The sub frame has been removed, and it sits on a perimeter of concrete blocks and has rusted (out) metal struts supporting the interior. I am worried that the state of the foundation will be a problem when introducing new drywall and additions to the home. During extreme (very extreme > 13" of rain) wet conditions, there has been water seepage around the sewer drain pipe in the basement foundation wall. I found the grade around the foundation as well as the diversion of rain water from the gutters needs repair, and that is being addressed. From observation in the basement, the area around the sewer pipe appears to have a tar/roof repair seal with possibly some hydraulic cement. This was done by the previous owner. I suspect the water diversion will have the most impact and is particularly needed during times of extreme rain (e.g. > 13" in one storm). I understand you might have to inspect before making any comment. I would like to know if you have any recommendations for the seal around the sewer pipe. Thank you. - Jim
