Leaky vapor barrier in Dewey Beach crawl space
When a strong vapor barrier is properly installed it should trap out most leaks. Keep in mind that it is not a water control system, but most leaks should stay under the liner. This liner was installed in this Dewey Beach crawl space only a short while ago and it is already very leaky.
High humidity makes air condense on ducts
The cold air flowing through air ducts makes the humid air condense on the ducts. It's a lot like the sweat on the outside of a soda can when it goes from the fridge to the outside summer air. This is a clear sign that the crawl space humidity is much higher than it should be.
Condensation is dripping
Condensation is also a source for standing water in a crawl space. You can see how the water here is relatively clear, as opposed to the first picture in this album. This is a sign that the water probably came from condensation and not up through the ground.
Insulation showing signs of damage
The fiberglass insulation in a crawl space is held together with paper and organic glue. Both of these components are in danger of growing mold. The key to stopping mold growth is lowering the humidity. When the humidity is at a nice comfortable 55% or so, the mold can't grow.

In addition to being able to grow mold, the fiberglass insulation can start to fall out from the moisture in the air. When the humidity gets really high, its almost like soaking up water into a dry sponge. Once the insulation is saturated, it is too heavy to be held in place.
New clean vapor barrier
DryZone removed the old vapor barrier and installed a new CleanSpace system. The seams are reinforced and the edges are pulled tight for a great fit. Under the liner is a series of drainage pipes that lead to sump pumps. The homeowner used excellent judgement and installed a full perimeter drainage system and the appropriate amount of sump pumps.

Notice the sealed lid and service log attached to the discharge pipe. These features are sometimes overlooked, but they add essential value to the entire system. A sealed lid prevents the water from evaporating and adding the relative humidity. The service log lets the service tech know exactly what have been done when he comes for annual maintenance. The black box off to the side is a battery. It is attached to a separate pump inside the container that will take over in the event of a power outage.

The big blue box is a SanuDry CX air machine. it dehumidifies the air and scrubs it of most allergens and mold spores. What comes out of this machine is clean, dry air. The duct kit is an optional feature that helps to spread the air to areas like small additions to the home. It is great for the kinds of homes that aren't a large open space. Many homes in this area have floor plans that aren't exactly a perfect square or rectangle. The duct kit will ensure that air reaches even the most remote corners.
