A sagging girder in Berlin, MD is causing uneven floors and sticking doors in the home so the homeowner turned to DryZone to help resolve the issue. DryZone explained to the owners that in order for them to correctly fix the problem, the crawl space would need to have SmartJacks installed. The DryZone team also recommended the space be cleaned out and fully encapsulated using CleanSpace Technology. The homeowners couldn't wait to have their home protected and agreed to all the projects. DryZone got straight to work.
DryZone's first step was to clear the crawl space of all debris and falling insulation. Next, the team regraded the ground to ensure it was level. The vents were then blocked off from the inside to keep out unconditioned air from the crawl space. CleanSpace Technology liner was installed throughout the entire crawl space including up the walls, and around the piers. Once the liner was installed, SmartJacks were placed in between each pier so a total of five SmartJacks were installed. DryZone also placed a SaniDry Sedona dehumidifier paired with a condensate pump in the crawl space, as well. This homeowner has noticed a portion of his flooring has sunk and is looking for a solution to have it corrected permanently. They gave us a call and after our technician took a look, we suggested a few solutions. First off, in order to fix the sagging floors, we installed SmartJack supports in order to support the floor joist system above. We also installed a supplemental beam/girder as additional support. We also installed a SaniDry Sedona to ensure the humidity will be low moving forward.
The Homeowner was in their crawlspace and noticed a few cracks in the wall. Thankfully none of them were leaking and no water has made its way into the crawlspace/floor area. They gave us a call to come take a look to see what we could do to help give them peace of mind before something were to happen. After taking a look, we realized we could fix the problem using our Flexispan crack repair system.
Flexispan is a three-part process that begins with the application of a flexible sealant. we then apply a strip of porous foam over the crack. Lastly, an impermeable membrane is applied to the wall on both sides of the foam strip. This solution allows any future seepage of water move down the wall and into the basements perimeter drainage system without been seen.
The homeowner has used this home as a beach house and recently moved in permanently. They would like their crawlspace cleaned up and fully renovated so that it is protected from humidity, microbial growth and kept dry. Lastly, we added 2 downspout extensions to the rear of the addition to keep water away from the home.
The homeowner reached out to us because they were tired of dealing with their sagging and bouncy floors. Their biggest concern was not only the floors caving in, but eventually the collapse of the foundation/home. After inspecting the area above and beneath the floors, we recommended a permanent fix. This included smartjack supports and installation of a supplemental beam to ensure the the floor would not only be level and supported for the foreseeable future, but to give the homeowner peace of mind about the stability of their floors/home.
