Floor joists that were damaged from water
These floor joists were no doubt damaged before DryZone installed the CleanSpace system, but it wasn't as big of a concern at the time for the homeowner. Many people prioritize, and mold and mildew take the highest spot. DryZone installs many SmartJack systems months or even years after the CleanSpace system. Sometimes wood that looks damaged can be saved after it dries out a little. This is a nice thing for homeowners since it saves time and money.
Sagging girders and mold damage
When the structural wood in your home get too wet, it gets a little mushy. This can cause the wood to crush around the piers or other wood. Sometimes it can be saved and corrected, other times it needs to be replaced. Those decisions are all based on the specific conditions in each home.
Uneven settling
Many times the concrete pillars holding up a home will settle unevenly. This causes the sections of girder to crack and split. A great way to coorect this problem is to replace the concrete piers with a solid SmartJack system. Each SmartJack has a footer, much like the perimeter of the home. This gives it a better chance to hold up under pressure, meaning it won't sink nearly as bad at the old concrete piers. They are also adjustable, so it they settle a little you can call a technician to fix the problem. Often times this is a quick fix, just a few turns or a wrench and a check to see if it is level again.
Floor joists that are crushed under the weight of the home
As I previously stated, when the wood structure gets wet it will crush. If you look at the spot where these two pieces of wood meet you can see the slight indentations. Many times this can be avoided by keeping the crawlspace dry.

Once the SmartJacks are built and secured, the CleanSpace can by patched to keep the vapor barrier solid. e would never want to sacrifice the effectiveness of one product for another.
