  So we talk a lot about wet crawlspaces and leaky basements, but what happens when you have both? Are you supposed to treat them like two different houses? Will you need more sump pumps? What if the house is brand new and there is already water in the basement? Well, unfortunately there just isn’t an easy answer to those questions since every house is treated differently than the next one. Why would a home have BOTH a crawlspace and a basement?

 

Split level home  The houses with both crawlspace and basement issues are typically split level homes. Sometimes there will be a regular basement and then the homeowner adds on to the house, maybe a nice family room or kid’s play room, and that new area will get a crawlspace. These two examples are treated differently, usually. With a split level home the drainage systems can sometimes be tied together because the lower level will have an access into the crawlspace from inside the home. We can hide the sump pump in the crawlspace, but the basement can still reap the benefits of a good “french drain” system.   We once had a home that hadn’t even been completed yet and the basement area was completely flooded.
