How do I fix my leaky basement?

What is the difference between a monolithic and non-monolithic foundation? I imagine that most homeowners have no idea what I’m talking about right now. If you have a basement, take a look at the bottom of the wall. Can you see a whole block above ground? Chances are you have a monolithic foundation. What this means is that your footer and slab floor are one piece. Most modern homes are built in three sections instead of two. The footer is poured first, then the walls are built, and lastly the floor is poured into place. On a monolithic home, the footer and slab are poured together, then the walls are built on top. This really isn’t a concern unless you are experiencing a leaky basement.

When a basement leaks, we typically install our WaterGuard system in the floor to direct the water to a sump pump. In a monolithic situation, using a jack hammer to open the floor will damage the footer. This is one of the worst things that can happen in a home. If the footer cracks and breaks, you will be calling us to install foundation piers. There are several contractors that will not tell you about this problem and just start cutting into the floor, so be careful. This all comes back to finding the right contractor.

If water coming into your basement is your only problem, why not keep it that way? There is a way to fix leaky walls in monolithic homes that doesn’t involve cutting into the floor. DryZone is an industry leader when it comes to installing the DryTrak system. We are also here to answer any questions about leaking basements, foundation cracks, musty smells, or any number of other common household problems. Give us a call, someone is waiting to say hello.
