What can cause a concrete slab to settle would be drying and shrinking of the soil under the slab. When this happens, HVAC (Heating, Ventilating, and Air Conditioning systems) can be installed beneath the floor slabs. As the soil dries and shrinks, gaps form creating a void underneath the slabs. The soil no longer supports the slab, causing the floor slab to crack and sink into the void.
Floor slabs washout beneath the soil. This is usually caused by plumbing leaks. If the leaks are severe, it can wash the soil out and create a void. Lastly, poor compaction of fill soil can be caused by new construction, meaning it was never placed right when your home was first being built.
Slab peirs can be installed under the concrete floor to raise the slad back to a level position and a special groud is pumped under the floor to fill all of the voids.
